Extending Building Life Through Infrastructure Upgrades Design Tree conducted a thorough Capital Needs Assessment for Alexandria Housing and Redevelopment Authority's 12-story high-rise, which was built in 1969.
The assessment led to the design and construction of the identified needs in 2020-2021. The primary challenge was addressing the aging and failing infrastructure, particularly the heating, ventilation, and plumbing systems while maintaining a level of occupancy.
Key solutions included replacing the deteriorating copper piping and upgrading the heating system with new hot water pumps and controls. These enhancements were aimed at improving tenant comfort, ensuring system reliability, and bringing the building up to current standards. Total estimated cost for the necessary upgrades was approximately $2.21 million.
Design Tree worked closely with the Alexandria HRA to prepare a phasing plan to balance the upgrade of existing building infrastructure while keeping an important housing asset in operation. A thorough planning and design process set the project up for success, but a strong, active Construction Administration approach also helped keep the project on track.
